As Shady Hollow grew section by section, so did the Bylaws and the Covenants, Conditions, & Restrictions (CCRs) (deeds). Each section is similar but different. These document are your covenant with your neighbors to protect property values and promote community harmony.
The Bylaws define how the Association is run.
The Covenants are a promise that each homeowner makes with his neighbors to abide by the rules to help maintain property values and enjoyment of all residents.
The Covenants are the GOLDEN RULES in Shady Hollow, meaning "do unto your neighbor as you would have him do unto you." The following is not an exhaustive list.
Please seek approval from the Architectural Control Committee in your section in advance of making changes to the exterior of your home.
Maintain your property and yard.
Boats, trailers, trucks, and RVs may not be parked on the street, driveway, or any portion of a lot unless enclosed by a privacy fence.
Garbage cans must be stored out of sight of the street and your neighbors except for pick-up day.
Business operation in the home is not allowed.
Sign limitations.
Building set-back limitations.
Deed restrictions in Section 1 are substantially different in comparison with those in all other sections. The CCRs in Section 2/Phase 1 were strengthened considerably and are virtually the same as those in all succeeding sections.
